Who is the builder?The Fillebrown has been thoughtfully redesigned and developed by Trask Development. Trask is a family run Development firm located in Natick, Massachusetts, with over 30 years of development and construction experience.

I am a real estate agent with a buyer. Do you offer buyers agent compensation?Yes! Agents with clients who present offers, move to purchase and sale and close on units will receive a 2.5% buyer agent commission.

What will HOA fees cover?HOA fees will cover the following: Master Insurance, fire suppression system monitoring & service, snow removal (driveways & walkways), spring & fall landscape clean up and summertime weeding, 10% of the annual budget will be deposited into a reserve account. The master insurance policy is walls in, so everything attached to the unit on the day of closing is covered under the policy - unit owners will only have to insure their personal belongings inside the unit.

Do the homes come with a warranty?Yes! All Trask-built homes come with a 1 year builders warranty. In addition, most mechanical systems in the home come with additional (longer) manufacturers warranties. All warranty information and manuals will be left inside the home in your Trask welcome package.

Are parking spaces deeded?Yes, all 4 units at The Fillebrown have deeded parking spaces. Units 230-2, and 232-1 have 2 deeded, side by side parking spaces and private driveways. Units 230-1 and 232-1 have a shared driveway accessed off of Newtonville Avenue, and each unit has 2 deeded tandem parking spaces.

What schools will children residing in The Fillebrown attend?Our younger residents at The Fillebrown will attend Cabot Elementary, Bigelow Middle school, and Newton North High School.
